Canmoor picks CBRE/Worthington Owen on Liverpool offices

Canmoor has appointed CBRE alongside Worthington Owen as joint agent on Liverpool office development 20 Chapel Street.

The property has recently undergone a comprehensive refurbishment programme, including a reconfigured reception area, improved security and a coffee shop concession provided by Bean, with three remaining refurbished suites available to let.

The property offers Grade A office accommodation comprising 150,000 sq ft spread across the ground floor and 15 upper floors. The building's large floor plate offers a flexible and modern work space for occupants, whilst the contemporary design and large areas of uninterrupted glazing offer views across the River Mersey and Liverpool's distinctive skyline.

Offices available to let includes the third floor extending to 12,976 sq ft, part of the sixth floor extending to 7,294 sq ft and the 12th floor extending to almost 8,000 sq ft.

Occupiers include EY, Fujitsu, Barclays and Liverpool Football Club, as well as recent new tenants Idox plc, GWlegal and Orega which has reduced the vacancy in the building from 40% to 18%.

Chapel Street is an arterial route from The Strand and Pier Head through the commercial district. It provides direct access to both Queensway and Kingsway Mersey Tunnels and Liverpool Lime Street mainline station.

The building was purchased in June 2016 and since then Canmoor Asset Management, has managed the refurbishment of the building which included a comprehensive redesign of the double height reception with a new integrated cafe facility, providing a communal breakout area for tenants to meet informally throughout the day. In addition, shower and changing facilities and basement car parking are also available.
