APAM, the UK real estate investment and asset manager, has let 1,500 sq ft of the ground floor at 60 Spring Gardens in Manchester to artisan coffee chain, Black Sheep Coffee.

APAM bought 60 Spring Gardens from Aviva in 2016, and has signed craft coffee and cocktail bar, Roc & Rye on the ground floor. The remaining upper floors are let to insurance company Ageas UK.

The Grade-II listed building, situated on the corner of Spring Gardens and Fountain Street, was designed by Alfred Waterhouse, architect of Manchester Town Hall.

Peter Owen, Senior Asset Manager at APAM, said: “60 Spring Gardens is an attractive period property in the heart of Manchester. Surrounded by busy offices, restaurants and bars, we’re confident that Black Sheep Coffee will be a great success and an exciting addition to the building.

“Manchester is thriving and energetic and the city has seen an increasing number of occupiers from the capital looking to take advantage of its lower costs and young, skilled workforce.”
