London & Oriental, property asset manager and advisor to private family offices and institutional investors, has signed the first two lettings at Buckingham Green, its 240,000 sq ft mixed-use development in St James’s.

Coffee shop The Attendant has signed a 10-year lease for Unit 6, a 660 sq ft space in the Gate House, facing onto Palmer Street and Butler Place. It will be the company’s fourth London location.

Ted’s Grooming, the luxury barbershop group with premises from Shoreditch to NoHo, has taken Unit 7, also in the Gate House, a 543 sq ft space facing onto Butler Place and Buckingham Gate on a 10-year lease, for the company’s latest ‘Grooming Room’.

The two lettings will occupy around 11% of the 11,000 sq ft total retail space. Conversations are ongoing on the remaining five units, two of which have restaurant consent. The development will also offer 55,000 sq ft (5109 sq m) of commercial office space and 64 luxury apartments for private rental accommodation.

Mark Cannell, Partner, London & Oriental, said: “Our vision is a new heart for St James’s which is generating renewed retail interest thanks to its proximity to Victoria. We’ve invested in outstanding architecture and public realm design, to create an engaging space where people will naturally want to gather. The exceptional retail and dining offer we are assembling here will keep them returning, creating a community that breathes life into the development for local residents and those working in the area.

“We are delighted with our first two occupiers, and now seeing our vision for Buckingham Gate becoming a reality.”

London & Oriental was advised by Savills and Tuckerman.

The Attendant was advised by Raven & Co while Ted’s Grooming was advised by DeVono Cresa.
