Carter Jonas launches trio of sites

Carter Jonas has launched three development sites totalling 16 acres at Crabhill in Wantage, South Oxfordshire, on behalf of the landowners and St Modwen Developments. The sites form the first phase of Kingsgrove, a major new 227 acre extension to the market town of Wantage.

Kingsgrove is set to provide up to 1,500 new homes, a primary school and neighbourhood centre on the northern edge of the town. The Landowners and St Modwen Developments have a long term strategy for the delivery of serviced parcels of residential and commercial development opportunities.

The three sites, have outline planning permission for residential dwellings and a care home. The largest of the sites is approximately 9.65 acres, and has permission for 174 dwellings whilst the second site, circa. 4.99 acres, has permission for an additional 82 dwellings. The third site is approximately 1.12 acres and has permission for a C2 care home.

“Due to the location, scale and the inherent qualities of the land, the release of these sites has been highly anticipated. With the potential to deliver much needed housing stock in an area which continues to prosper, we expect high levels of interests in the sites from housebuilders and developers.”  

Carter Jonas, as lead planning consultant, obtained outline planning permission for Kingsgrove in July 2015, having negotiated a promotion agreement with Lands Improvement Holdings in 2012.

Subsequently the site was offered for sale on the open market with Carter Jonas identifying St Modwen as a development partner for the Landowners and negotiating the development agreement which was announced in June last year.

St. Modwen is now implementing the infrastructure works associated with this extensive project and will deliver up to half of the 1,500 new homes through its housebuilding arm, St. Modwen Homes. The rest of the development plots will be sold on the open market and offers are invited by 9 March for unconditional purchase of the first three sites as standalone opportunities.
