Palmer/Cubex secure Bristol prelet wtih Simmons & Simmons

Aurora, the green office building being developed speculatively at Bristol's Finzels Reach, is over 40% prelet six months ahead of completion following a letting to law firm Simmons & Simmons.

Local developer Cubex backed by Palmer Capital has secured Simmons & Simmons for the top two floors.

It has agreed a 12-year lease for 27,000 sq ft of offices within Aurora, a Grade A 95,000 sq ft building which secured a BREEAM ‘Outstanding’ accreditation last year. The law firm has taken the top floor and the fifth floor.

Simmons & Simmons is moving from 16,000 sq ft of offices at Linear Park.

Aurora is the only speculative office development under construction in Bristol.

Once complete, Aurora will comprise six storeys.

Cushman & Wakefield advised Simmons & Simmons, with Savills and Knight Frank advising Cubex, the developer. Funding was provided by Palmer Capital.

It is the second deal secured by Cubex at Aurora. Last year, intellectual property specialist Mewburn Ellis agreed to take 13,326 sq ft on the first floor of the building on a 15-year lease. It will move to Aurora from Queen Square.
